What I handle from contract to close

Listing side

The executed contract goes out to the seller, the closing company, and the other agent with proper introductions, and the MLS status gets changed to pending. From there the file is watched daily: escrow deposits and their receipts, inspections and the seller's response to elections, the appraisal, the buyer's loan approval, repairs, utilities transfer, and the closing itself. Your seller gets a pre-closing package so nothing at the table surprises them.

Buyer side

Your buyer gets the contract with a proper introduction, a wire fraud warning in writing before any money moves, and help lining up inspections. Deposits are tracked and receipts circulated, insurance is verified, utilities get set up, the walkthrough gets scheduled, and the closing gets confirmed with everyone. If your buyer is out of town, the signing logistics get handled too.

Both sides of the same closing

When you hold both ends of a deal, I manage the full transaction for both files under one coordinated workflow for a single $600 flat fee, with both sides moving together from contract to close.

Contract review and paperwork, included

Every file starts with a review of the executed contract and addenda for completeness, signatures, and dates. And when the transaction needs an addendum or an inspection request drawn up along the way, I prepare it as part of the fee, at no extra charge.

Listing setup, before the contract

You write up the listing and enter it in the MLS, and I handle the paperwork and admin around it: the file set up, the listing documents uploaded to your brokerage's system and routed for the broker's signature, condo or HOA packages ordered when they apply, supporting documents added to the MLS, lockbox entry and the sign request, and seller follow-up on the property questionnaire and any open permits.

$150 per listing, billed when the listing goes live.

Full listing coordination

Want the whole listing handled, not just the closing? I write up the listing agreement and seller disclosures and send them out for signature, enter the listing in the MLS for your approval before it goes live, schedule photos and the sign, set up the lockbox and showings, and handle everything in listing setup. While the listing is active, I handle status changes, price changes, and extensions. When the contract comes in, the file rolls straight into contract-to-close coordination without missing a step.

$300 per listing, billed when the listing goes live.

Compliance-only file review

Handling the transaction yourself but need the file clean for your broker? I review the complete file for missing documents, signatures, and dates, organize it in your transaction system, and deliver it brokerage-ready. $75 per file.

Keeping you in the loop

You and your client receive weekly status updates, plus communication when something needs your attention.

Where the work happens

Inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely. I'll work within your existing system and adapt to your brokerage's process. For teams and brokerages, transaction emails can even go out from your company's own email address, with a custom signature for each agent, so your clients see your brand from contract to close.

The fees

Contract to close: $400 for one side, $600 for both sides of the same closing. Billed per file, when it closes. If the deal falls through, you owe nothing.

Listing setup: $150 per listing. Full listing coordination: $300 per listing. Both billed when the listing goes live. Compliance-only file review: $75 per file. Every fee is flat, and there are no subscriptions, minimums, or retainers.

The contract goes effective

The file is verified and organized before any deadlines start running.

The contract gets a full review, the file is set up in your brokerage's compliance system, all parties are introduced, and every deadline is scheduled and delivered to you in writing.

The contingency window

Inspection, financing, and deposit deadlines monitored daily.

Escrow deposits, inspections, appraisal, loan approval, and condo or HOA applications are all coordinated and tracked through the contingency period, with confirmations documented to the file.

Title and lender coordination

I stay on top of title and lender items as the file moves toward closing.

Title and lender documentation keeps moving, the closing is scheduled and confirmed with all parties in advance, every buyer receives a written wire fraud advisory, and weekly status reports go out with you copied.

Closing week

Everything reviewed and confirmed ahead of closing day.

The closing statement is reviewed early, the final walkthrough is scheduled, and the closing details are confirmed with everyone attending.

Post-closing

The transaction closed out and fully documented.

The deed recording is confirmed, the final closing statement goes to your broker, and the complete file comes back to you for your records.
