If you're a real estate agent in Fort Myers, I handle the administrative side of your closings: the deadlines, documents, deposits, and follow-up that live between "executed contract" and "closed."

Since 2021, I've coordinated more than 750 Florida closings, including five years of files for one of Southwest Florida's top-producing luxury real estate teams. I was first licensed in Florida in 2002, and Lee County transactions are the ones I know best.

What Fort Myers files tend to need

Fort Myers is one of the most varied markets in Southwest Florida: riverfront high-rises, gated golf communities, older neighborhoods off McGregor, and new construction pushing east. That variety shows up in the files:

Insurance takes real lead time. Older housing stock means 4-point inspections, roof-age questions, and carriers that want answers before they bind. A late binder is one of the most common reasons a Lee County closing slips, so insurance goes on my critical-date list in week one.
Permit history matters here. With so many homes repaired and re-roofed in recent years, open or unclosed permits surface during title work more often than they used to. An open permit found early is usually resolved with a phone call. One that surfaces in closing week can push the closing date.
Condo and HOA approvals. From riverfront towers to gated communities, association applications need to go in early, with fees paid and approval letters tracked to the file.
Out-of-state parties. Seasonal owners and investors mean mail-away signings and notary logistics that need to be arranged before closing week, not during it.

What I handle on every file

Every deadline pulled from the executed contract and scheduled, escrow deposits tracked through confirmed receipt, documents collected and kept brokerage-compliant, title and lender items followed daily, and weekly status updates to you and your client. I work inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely, and with whichever title company or closing attorney is on your contract.

The fee

$400 for one side. $600 for both sides of the same closing. Billed per file, when it closes. If the deal dies, you owe nothing.

Do you only work in Fort Myers?: No. I coordinate closings across all of Florida. Fort Myers and the rest of Southwest Florida are simply the markets I've worked in most.
My listing has an open permit. Is that something you deal with?: Resolving a permit is the seller's and the contractor's job, but spotting it early and keeping the follow-up moving is mine. I make sure it's on everyone's radar the moment title flags it, so it gets handled before it can touch the closing date.
