Southwest Florida Transaction Coordinator

I coordinate real estate closings for agents across all of Florida, and Southwest Florida is where my roots are. Since 2021, I've coordinated more than 750 closings, including five years handling files for one of Southwest Florida's top-producing luxury real estate teams. I was first licensed in Florida in 2002.

If you're an agent in Lee or Collier County, you already know the local issues that complicate closings here. My job is to manage them so you don't have to.

What makes Southwest Florida files different

Associations everywhere. A huge share of local transactions involve a condo association, an HOA, or both, each with its own application, fees, approval timeline, and estoppel letter. Association approval is one of the most common closing delays in the region.
Seasonal and out-of-state parties. Buyers and sellers are often signing from another state or another country, which means mail-away closings, notary logistics, and extra lead time built into closing week.
A high share of cash deals. Cash closes fast, which sounds easy until you realize how little slack a two-week timeline leaves for a slow association or a title surprise.
Insurance pressure. Binders, 4-point inspections, roof-age rules, flood zones, and storm-season binding moratoriums all show up here more than almost anywhere else in the country.

Each of these is manageable when it's tracked from the day the contract is executed. The delays start when nobody is watching them.

Where I work in Southwest Florida

And everywhere in between. Sanibel, Fort Myers Beach, Lehigh Acres, Marco Island, Ave Maria, Punta Gorda: if the property is in Florida, I can coordinate the file.

What you hand off

The administrative side of the closing, start to finish: deadline calendaring from the executed contract, escrow deposit follow-up through confirmed receipt, document collection and brokerage compliance, association applications, inspection and appraisal follow-up, insurance and lender tracking, title coordination, and weekly status updates to you and your client. The services page walks through every stage.

Everything runs inside whatever platform you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely.

The fee

$400 for one side. $600 for both sides of the same closing. Billed per file, when it closes. If the deal falls through, you owe nothing.
