Effective August 19, 2026, last updated September 18, 2026. These terms cover services provided by MasterKey TC LLC, a Florida limited liability company, and use of masterkeytc.com.
MasterKey TC provides administrative transaction coordination for real estate professionals: managing documents, deadlines, and communication on a file from executed contract to closing, plus listing coordination before a contract when you order it.
MasterKey TC does not negotiate on anyone's behalf, does not provide legal advice, and does not perform brokerage services. You remain the licensed professional responsible for your transaction and your client relationship. Nothing on this site or in our work together is legal, tax, or financial advice.
Contract to close: $400 per file for one side of a closing, $600 when you represent both sides of the same closing. Fees are billed per file and due at closing. If the transaction does not close, no fee is owed.
Listing setup is $150 per listing and full listing coordination is $300 per listing, both billed when the listing goes live. A compliance-only file review is $75 per file. Every fee is flat, with no subscriptions, minimums, or retainers. If you have signed our service agreement, its terms control.
Accurate and complete information about the transaction, timely delivery of documents we request, and prompt responses when a deadline requires your decision. We can only keep a file on track with your cooperation.
We work to keep every file moving and every deadline met, but we cannot guarantee that any transaction will close. Closings depend on parties, lenders, title, and circumstances outside our control.
To the fullest extent permitted by Florida law, MasterKey TC LLC's total liability arising out of our services is limited to the fee paid for the file in question.
These terms are governed by the laws of the State of Florida.
If these terms change, the new version will be posted here with a new effective date.
