- What does a transaction coordinator actually do?
- The administrative side of your closing: deadlines, documents, deposits, and keeping the title company, lender, and other agent moving. You stay in front of your clients, and the file stays on track. The services page walks through it side by side.
- What does it cost, and when do I pay?
- $400 for one side of a closing, $600 if you have both sides. You pay per file, when it closes. If the deal dies, you owe nothing. Listing setup is $150 per listing and full listing coordination is $300, both billed when the listing goes live, and a compliance-only file review is $75. Every fee is flat.
- Do you handle listings before they go under contract?
- Yes, two ways. Listing setup is $150 per listing: you write up the listing and enter it in the MLS, and I handle the paperwork and admin, from the brokerage file and broker signature to MLS documents and seller follow-up. Full listing coordination is $300 per listing: the listing agreement and seller disclosures written up and out for signature, MLS entry, photo and sign scheduling, showing setup, and status and price changes while the listing is active. When the contract comes in, the file can roll straight into contract-to-close coordination.
- Do you take listing side and buyer side?
- Yes, both, anywhere in Florida. Condo, HOA, financed, cash, tenant-occupied, luxury.
- Do I have to change how I work?
- No. Inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely. I'll work within your existing system and adapt to your brokerage's process.
- Are you licensed?
- Yes. I was first licensed in Florida in 2002 and currently hold an active Florida real estate license. Since 2021, I've coordinated more than 750 closings.
