If you're a real estate agent in Cape Coral, I handle the administrative side of your closings: the deadlines, documents, deposits, and daily follow-up between "executed contract" and "closed."

Since 2021, I've coordinated more than 750 Florida closings, including five years of files for one of Southwest Florida's top-producing luxury real estate teams. I was first licensed in Florida in 2002, and Lee County is the market I know best.

What Cape Coral files tend to need

Four hundred miles of canals make Cape Coral one of a kind, and its transactions come with details you won't see anywhere else in Florida:

Flood insurance is part of the deal. On canal-front and low-lying properties, the flood policy is a second insurance track that has to be quoted, priced into the buyer's numbers, and bound alongside the homeowners policy. A lender won't clear a file without it.
City assessments affect the numbers. Utility expansion and other city assessments are a routine part of Cape Coral title work, and how the balance is handled belongs in the numbers early, not as a surprise on the settlement statement. I make sure the question gets asked and answered while there's still time to negotiate.
Seawalls, docks, and lifts. Waterfront due diligence often includes a seawall inspection alongside the home inspection, and dock or boat-lift questions that need answers inside the inspection period, not after it.
Well and septic up north. Parts of the Cape are still on well and septic, which means separate inspections and lender requirements with their own scheduling lead time.

What I handle on every file

Every deadline pulled from the executed contract and scheduled, escrow deposits tracked through confirmed receipt, documents collected and kept brokerage-compliant, title and lender items followed daily, and weekly status updates to you and your client. I work inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely, and with whichever title company or closing attorney is on your contract.

The fee

$400 for one side. $600 for both sides of the same closing. Billed per file, when it closes. If the deal dies, you owe nothing.

Common questions from Cape Coral agents

Who figures out the assessment payoff?: The title company calculates it, but somebody has to make sure it's requested early and reflected in the settlement statement the way the contract says. That follow-up is part of my file, so the number never shows up as a closing-day surprise.
Do you only work in Cape Coral?: No. I coordinate closings across all of Florida. Cape Coral and the rest of Southwest Florida are simply the markets I've worked in most.
