What Bonita Springs files tend to need

Bonita is really two markets sharing one zip line: coastal properties west of 41 and the gated golf and lifestyle communities inland. The files reflect it:

• Flood zones on the coastal side. Near the beach, the bay, and the Imperial River, flood insurance is a second policy track that has to be quoted early and bound alongside the homeowners coverage before a lender will clear the file.
• Associations on the inland side. The gated communities mean condo and HOA applications, approval letters, estoppels, and sometimes club membership transfers, each with fees and processing times the closing has to wait for.
• Seasonal owners. A large share of Bonita sellers spend half the year somewhere else, so mail-away signings and remote notary logistics are routine, and they need to be arranged before closing week.
• Older coastal stock next to new construction. One file needs a 4-point inspection and roof-age answers for the carrier; the next needs builder addenda tracked. The checklist changes house to house, which is exactly why each file gets its own calendar.

The fee

$400 for one side. $600 for both sides of the same closing. Billed per file, when it closes. If the deal dies, you owe nothing.
