What Estero files tend to need

Estero is master-planned nearly wall to wall, from the gated golf communities along Corkscrew to the coach homes and condos off Three Oaks. That shapes almost every transaction:

• Two associations on one file is normal. Many communities have a master association and a neighborhood or condo association, which means two applications, two sets of fees, two estoppel letters, and two approval timelines, all of which the closing waits on. I get both moving in week one and track each to the file separately.
• Approval timelines are set by the association. Processing times don't adjust to your closing date, so the application goes in early, receipt is confirmed, and follow-up happens on a schedule.
• New construction brings its own paperwork. Builder contracts, addenda, walkthrough scheduling, and warranty items follow a different rhythm than a resale file, and they still need every date on a calendar.
• Out-of-state buyers are the norm. Plenty of Estero buyers are purchasing from up north, so remote signings and document logistics get arranged well ahead of closing week.

What I handle on every file

Every deadline pulled from the executed contract and scheduled, escrow deposits tracked through confirmed receipt, documents collected and kept brokerage-compliant, title and lender items followed daily, and weekly status updates to you and your client. I work inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely, and with whichever title company or closing attorney is on your contract.

The fee

$400 for one side. $600 for both sides of the same closing. Billed per file, when it closes. If the deal dies, you owe nothing.

Yes, and I track them as two separate items with their own applications, fees, and approval letters, because treating them as one is exactly how the second one gets missed.

Do you only work in Estero?

No. I coordinate closings across all of Florida. Estero and the rest of Southwest Florida are simply the markets I've worked in most.
