If you're a real estate agent in Naples, I handle the administrative side of your closings from executed contract to recorded deed, so you stay in front of your clients while the file runs on schedule.

Luxury transactions are where I come from. I spent five years coordinating files for one of Southwest Florida's top-producing luxury real estate teams, and since 2021 I've coordinated more than 750 Florida closings. I was first licensed in Florida in 2002.

What Naples files tend to need

Naples closings come with their own set of demands, and preparation matters:

• Cash timelines are short. A large share of Naples deals close in two to three weeks. That timeline leaves no slack for a slow association application or an unconfirmed deposit, so everything starts the day the contract is executed.
• Associations and club memberships. Condo approvals, HOA applications, and country-club membership transfers each carry their own paperwork, fees, interviews, and timelines, and the closing waits on the approval letters. I get them moving in week one and track every one to the file.
• Buyers and sellers who aren't here. Seasonal residents and international parties mean mail-away closings, remote notary logistics, and, with foreign sellers, FIRPTA withholding questions that the closing agent needs flagged well before closing week.
• More people on the file. Luxury transactions often add attorneys, wealth managers, trusts, and property managers to the file. Somebody has to keep every one of them updated and every request answered. That's me.

What I handle on every file

Every deadline pulled from the executed contract and scheduled, escrow deposits tracked through confirmed receipt, documents collected and kept brokerage-compliant, title and lender items followed daily, and weekly status updates to you and your client. I work inside whatever you already use: Dotloop, DocuSign, Lone Wolf Authentisign, AppFiles, or something else entirely, and with whichever title company or closing attorney is on your contract.

The fee

$400 for one side. $600 for both sides of the same closing. The fee is the same whether the file is a $300,000 condo or an $8 million beachfront estate. Billed per file, when it closes. If the deal dies, you owe nothing.

Common questions from Naples agents

Do you handle club membership transfers?

I track them the way I track association approvals: application in early, fees confirmed, and the transfer paperwork followed until it's complete, so membership never becomes the item holding up a closing.

My clients are out of the country until season. Is that a problem?

No. Remote signings are routine on my files. The logistics just need to be arranged early, which is exactly the kind of detail I calendar at the start instead of discovering at the end.
